Modern Industrial Centre
Seaborne Park is a modern multi-tenant industrial facility conveniently located in Port Coquitlam’s mixed-use Dominion Triangle neighbourhood. The site spans 7 acres and includes approximately 113,000 square feet of ground floor area in three buildings. Units offer a combination of dock and grade loading facilities and the development can accomodate up to 26 tenants at full occupancy.
The Dominion Triangle provides an exceptional setting for the centre. Situated just north of the intersection of Lougheed Highway and Mary Hill Bypass, tenants have excellent access to the CP Rail yard, a large local industrial base and key commercial transport routes. The Triangle also includes extensive retail commercial development and borders both well-established and new residential neighbourhoods, making it a location where occupants can live and work.
The buildings were designed in a modernist style, employing a series of simple forms and materials to create a unique architectural expression. The primary elevations are rooted in a repeating pattern of two core elements, one light and one dark. The light elements express the continuity of the buildings while the dark elements highlight the individual units. Along Seaborne Avenue, the curved frontage provides an opportunity for a unique break from the rectilinear form with a dramatic canted wall that matches the contours of the street.
